The INTEREST RATES ON 30 YEAR FIXED MORTGAGES are incredible right now!  They are offered by reputable brick and mortar lenders and there is no need for any buy down to get low monthly payments! 

Builders are not advertising many of their best deals on spec build homes and you may have a hard time sorting through what they are offering for incentives. These change daily!  Don't walk into the builders model unrepresented by an experienced Realtor right now because you will not get all of the facts about everything available to you.  Many of the best deals can be negotiated with other agents or the builder's corporate office. Some even offering finished basements from the ground up. Some builders are selling out everything to move on. Know the facts!  Builders are working very hard even from the ground up to compete with the prices of secondary market homes.
