Going the Extra Mile Since 2003!

Testimonials!

"After 6 months and expiring and no feedback from our current agent on what was going on, we told you what we needed and within a week had an offer on our house.  What a difference the right agent makes!  Thanks for listening to our needs!"

" We are simply amazed that you generated more showings in 6 months (and half of those months were bad weather winter months !) than we previously had in a year with another brokerage. Your recommendations were not always what we wanted to hear, but were definitely what we needed to hear. We so appreciated your honesty with us and we know that is why we were finally able to sell our house in this difficult market. We always felt like we were a team with you and that you were looking out for our best interest. You were never too busy to speak with us. You worked hard for us and we noticed. Your service was superior and we would not hesitate to recommend you to anyone seeking a realtor who is honest, forthright and a delight with whom to work!  Thank you, Vicki, for your impressive professionalism, knowledge, and support throughout this process.   We could not have done this without you !" "After over a year with another brokerage, Vicki gave me some tips on staging and we even priced a little higher than before. . .now, 60 days later. . .I'm moving! I've given her number to all of my friends and neighbors. I also really enjoyed using her automated feedback system"

"After 11 months on the market with a big brokerage, Vicki sold our home in less than 2 months. She was available for our questions. . .and sold our home at full list price within 2 months! She exceeded our expectations as our Realtor!"

"When we first listed, we really were not that motivated to sell our home, listed it at what we thought was a pretty high price with another agent, and did not know what to expect. After months and months of agony with little traffic and no offers, when our listing contract expired, we called Vicki.  We were glad we did.  She cared about our needs, went the extra mile with marketing and staging tips, and never lost faith to get the job done.  And now our house is sold! When we were motivated, we needed a motivated agent!"

Your Expired Home Listing

If You've Come to this Page Here is What You Might Be Feeling:

Frustrated, Angry, Upset, Hopeless, Misled. . . .and as an agent first and foremost I must say, I am so sorry.  When you work so hard to get your home onto the market and prepared to show, it can be a huge disappointment when you get no offers, even more if you get no or very few showings.

The good news is, you've come to the right place.  I have had tremendous success with homes that have expired. You need an agent committed to giving you all of the facts and who knows how to get the job done.

Let's Get Together to Talk About:

  • Market Conditions
  • The Buyer's Point of View of Your Home
  • Repairs or Improvements
  • Time Frame

In real estate terms, market value is the price at which a particular house, in its current condition, will sell within 30 to 90 days. If you suspected that maybe you overpriced your home, here is some of the effects of overpricing, you may have had some of these symptoms:

  • Limited buyers . Potential buyers may not view your home, because it would be out of their buying range.
  • Limited showings . Other salespeople may be less reluctant to view your home.
  • Extended stay on the market . When a home is on the market too long, it may be perceived as defective. Buyers may wonder, “what’s wrong,” or “why hasn’t this sold?”
  • Lowering price . An overpriced home, still on the market beyond the average selling time, could lead a lower selling price. To sell it, you reduce the price, sometimes, several times. In the end, you’ll more than likely get less than if it had been properly priced at the start.
  • Wasted time and energy
  • Maybe you weren't super motivated to move when you listed at a higher price or wanted to leave "negotiation room".
  • Maybe when you shopped agents, you picked the one who gave you the highest price in hopes they could sell it for more.  The market determines your price no matter how enthusiastic the agent.

Any of these sound familiar?

So does this all mean you have to "give it away" now?  Heck no! YOU NEED AN AGENT THAT IS COMMITTED TO GET THE JOB DONE!!  No Bogus Statistics or Empty Promises - Just Hard Work for You!  Call me on my cell at (614) 440-5174 or send me an email at vickiworkman@outlook.com , or complete the form below and let's talk about this market and what we can do to get your home shown, sold and let you move on with your life!!  I have a decade of experience, specialized education and great resources to meet your goals.
